- What is AHIT training?
- AHIT (American Home Inspectors Training) is professional coursework covering how to inspect and document residential systems — structure, plumbing, electrical, HVAC, and safety — and how to communicate findings clearly. Our team uses that training so your reports are consistent and trustworthy.
- What’s the difference between Condition Check and Turnover Inspection?
- A Property Condition Check documents the overall state of a property (damage, readiness, supplies, visible systems, maintenance flags). A Turnover Inspection is QA after cleaning — verifying beds, baths, kitchen, floors, appliances, trash, supplies, and guest readiness, then issuing a PROPERTY READY status when it passes.
- How much do inspections cost?
- Property Condition Checks are $99–$149. Turnover Inspections are $125–$200. Move-In/Move-Out reports are $175–$300+. Property Ready Packages (inspection + cleaning + report) start at $399. Exact estimate depends on bedrooms and scope — shown when you book.
- Can I combine cleaning and inspection?
- Yes. Book a Property Ready Package, or add a Condition Check after cleaning (example: $250 clean + $125 inspection). Mention bundling in your request and we’ll confirm one coordinated visit when possible.
- What do I receive after the visit?
- A digital Property Condition Report with checklist results, overall status (e.g. READY / Needs Attention), timestamped photos, and maintenance items flagged for follow-up — typically the same day.
- Who performs the walkthrough?
- Live Scan background-checked, OSHA-certified, AHIT-trained staff in uniform with name badges — $2M liability insured — across Southern California.
- Do you check HVAC?
- Yes — as part of a visual / accessible equipment review (outdoor condenser, accessible filters/registers when in scope, obvious issues). We photograph and note concerns. We don’t perform licensed HVAC repairs; we document so you can send the right technician.
